Welcome to LeaseBoss. These Terms of Service ("Terms") govern your use of our lease administration software and related services available at leaseboss.ai (the "Service"), including the web application, optional API access, and the read-only demo. By accessing or using our Service, you agree to be bound by these Terms.
If you do not agree to these Terms, you may not access or use the Service.
By creating an account, using the web application, accessing the API where offered, or using any part of our Service, you acknowledge that you have read, understood, and agree to be bound by these Terms, as well as our Privacy Policy.
You must be at least 18 years old and have the legal capacity to enter into a binding agreement to use this Service. By using the Service, you represent and warrant that you meet these requirements.
To use the Service, you must create an account by providing accurate and complete information. You may register using an email and password or through Google OAuth.
You are responsible for maintaining the confidentiality of your account credentials and for all activities that occur under your account. You agree to notify us immediately of any unauthorized access or use of your account.
You agree to provide accurate, current, and complete information during registration and to update such information to keep it accurate, current, and complete.
LeaseBoss provides AI-assisted lease administration software for commercial real estate teams. The Service may include:

We may impose rate limits and fair-use controls on the web application and API to protect service quality. Excessive or abusive usage may result in temporary suspension or other remedies described in these Terms.
Paid access is offered through monthly licence tiers. Licence fees are charged in advance each month and renew automatically until cancelled. On an active monthly licence, lease abstracts and amendments included with that licence are not charged a separate per-lease fee. Current tiers, included features, and fees are published on our pricing page.
Separately from a monthly licence, you may purchase prepaid account credit of $20 (or more) to abstract one lease without a monthly licence. An amendment to a lease already abstracted on your account is included at no additional charge. A document that fails to abstract is not charged. Prepaid credit is applied to eligible try-path usage and is not a cash wallet for unrelated purchases.
We may apply monthly usage caps as an abuse and capacity control. Where a cap applies and is reached, further abstractions may be held until the limit is raised or the month ends.
All payments are processed securely through Stripe. We do not store full credit card numbers. By purchasing a licence or prepaid credit, you authorize us (through Stripe) to charge your payment method for the amounts you select and for recurring licence fees until cancelled.
If a payment fails, we may suspend new abstraction or other paid features until the balance is settled. Data already abstracted remains accessible to you during any such suspension, subject to these Terms.
You may cancel your licence at any time; it remains active until the end of the period already paid for. Licence fees and prepaid credit already purchased are non-refundable except where required by law. Unused prepaid credit is not refundable in cash.
We reserve the right to modify pricing at any time. Changes to your licence fee will be communicated by email before they take effect and will apply from your next billing period.
All content, features, and functionality of the Service, including but not limited to software, text, graphics, logos, and APIs, are owned by LeaseBoss and are protected by copyright, trademark, and other intellectual property laws.
You retain all rights to the lease documents you upload and the data extracted from them. By using the Service, you grant us a limited license to process your files solely for the purpose of providing the Service.
If you provide feedback, suggestions, or ideas about the Service, you grant us the right to use such feedback without any obligation or compensation to you.
The Service stores uploaded source documents, converted text, extracted fields, provenance, and related amendment and search data. This persistence is necessary to provide source viewing, portfolio search, review, and consolidated lease positions. Records are scoped to the submitting organization and are not made available to other customer tenants.
Lease content is retained while the lease remains in your account. Deleting a lease removes its source document, extracted content, and associated active records. Limited copies may remain temporarily in backups or where retention is reasonably necessary for security, fraud prevention, billing records, dispute resolution, or legal compliance.
Your use of the Service is also governed by our Privacy Policy, which explains how we collect, use, and protect your information.
You are responsible for ensuring that your use of the Service complies with all applicable data protection laws and that you have the necessary rights and authorization to process the lease documents you submit.
We work to keep the Service available but do not guarantee uninterrupted access. The Service may be temporarily unavailable due to maintenance, updates, third-party services, or circumstances beyond our control. No uptime commitment or service-level agreement applies unless it is stated in a separate written agreement signed by both parties.
We reserve the right to modify, suspend, or discontinue any part of the Service at any time with or without notice.
THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO:
You acknowledge that AI-powered parsing may produce errors or inaccuracies, and you are responsible for verifying all extracted data.
TO THE MAXIMUM EXTENT PERMITTED BY LAW, LEASEBOSS AND ITS AFFILIATES SHALL NOT BE LIABLE FOR:
OUR TOTAL LIABILITY SHALL NOT EXCEED THE AMOUNT YOU PAID TO US IN THE 12 MONTHS PRECEDING THE CLAIM, OR $100, WHICHEVER IS LESS.
You agree to indemnify, defend, and hold harmless LeaseBoss and its affiliates from any claims, damages, losses, liabilities, and expenses (including legal fees) arising from:
You may cancel your licence at any time from your billing settings, or terminate your account entirely by contacting us. Upon termination, any remaining account credit is forfeited.
We may suspend or terminate your access to the Service immediately, without notice, for any reason, including:
We may update these Terms from time to time. We will notify you of material changes via email or through the Service. Continued use of the Service after changes constitutes acceptance of the updated Terms.
These Terms shall be governed by and construed in accordance with the laws of the United States, without regard to its conflict of law provisions.
Any disputes arising from these Terms or your use of the Service shall be resolved through binding arbitration in accordance with the rules of the American Arbitration Association, except where prohibited by law.
If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions shall remain in full force and effect.
These Terms, together with our Privacy Policy, constitute the entire agreement between you and LeaseBoss regarding the use of the Service.
